Moving to the Sunshine Coast can look like an easy decision. More space, a coastal lifestyle and a different pace of life are attractive reasons to make the move.
But buying property here is about more than swapping a Sydney postcode for a Queensland one.
Whether you're looking for a family home, premises for your business or land for a development project, understanding the local market before you commit can make a significant difference.
Here's what I'd want you to consider before buying.
1. Choose the location before falling in love with the property
The Sunshine Coast isn't one market. Noosa, Maroochydore, Buderim, Mountain Creek, Caloundra and the Aura corridor all offer different lifestyles, property types and price points.
Think about your daily routine. Where will you work? How often will you travel to Brisbane or Sydney? Do you need schools, healthcare, public transport or space for a growing family?
A property that looks ideal online may not suit your lifestyle once you factor in commuting, local services and future development.
My advice is to narrow down the locations that genuinely fit your needs before spending weekends inspecting properties.
2. Residential buyers: look beyond the house
For owner-occupiers relocating from Sydney, the temptation can be to focus on how much more house or land you might get for your money.
But value isn't just about bedrooms and block size.
Consider the street, traffic, flood exposure, insurance costs, nearby development and access to everyday amenities. Two homes in the same suburb can offer very different long-term prospects.
Also, get your finance organised early. Understand your borrowing capacity, purchase costs and preferred contract conditions before making an offer.
The goal is to find a home that works for your life, not simply one that looks like better value than Sydney.
3. Commercial buyers: understand the local business environment
If you're relocating a business, buying commercial premises can be an opportunity to establish a long-term base on the Coast.
But don't choose a property based on lifestyle alone.
Consider where your customers live and work, staff accessibility, parking, visibility, fit-out costs and the suitability of the premises for your intended business activity.
Areas experiencing population growth may create opportunities for businesses serving local communities. However, demand needs to be assessed alongside competition, occupancy costs and the specific requirements of your operation.
Before committing, check the property's zoning, existing approvals and permitted uses. Sunshine Coast Council provides online planning tools to help buyers investigate these matters.
4. Developers: research the site, not just the growth story
For developers moving into the Sunshine Coast market, population growth and infrastructure investment can make the region worth investigating.
But a growing area doesn't automatically make every site a good acquisition.
You need to understand zoning, overlays, access, infrastructure servicing, development constraints and the feasibility of your intended project.
Council's Development.io site reports can help identify planning information, overlays, previous applications and infrastructure details for individual properties.
Independent planning and technical advice should follow before you commit significant capital.
The opportunity lies in finding a site where demand, planning and project feasibility align.
5. Understand the buying process in Queensland
If you've only purchased property in New South Wales, don't assume every step will be identical.
Before signing a contract, understand the Queensland contract terms, seller disclosure documents, due diligence requirements, transfer duty and settlement arrangements. Obtain independent legal advice and ensure appropriate conditions are included in your offer.
If you're buying commercial property or development land, the investigations required may be substantially different from those for a standard residential purchase.
The right move starts with the right strategy
Relocating from Sydney can open up exciting possibilities, whether you're building a new life, establishing a business or pursuing development opportunities.
But the best purchase starts with clarity about what you're trying to achieve.
As a Sunshine Coast buyer's advocate, I help buyers assess opportunities through four key areas: Access, Insight, Negotiation and Risk Mitigation.
That means understanding the brief, researching the market, assessing value, identifying risks and negotiating the right price and terms.
Thinking about moving to the Sunshine Coast from Sydney?
Start with a clear buying strategy before you start inspecting properties. The right preparation can help you make a more informed decision about where, what and how to buy.
