The Complete Sunshine Coast Buyer Checklist: From Pre-Approval to Settlement
Oct 12, 2026
Save this. Share it. It's the checklist I give every client.
Buying property on the Sunshine Coast can be exciting, but it's easy to overlook important details when you're balancing finance, inspections, negotiations and deadlines.
Whether you're buying your first home in Mountain Creek, upgrading in Buderim, investing in Maroochydore or relocating from Brisbane, having a clear plan can help you make informed decisions and avoid costly mistakes.
Here's my complete Sunshine Coast property buyer checklist, from getting finance-ready to collecting the keys.
Stage 1: Get Your Finances Ready
Before inspecting properties, understand what you can comfortably afford.
Obtain finance pre-approval. Speak with your mortgage broker or lender to understand your borrowing capacity and lending conditions.
Set your total budget. Include your deposit, Queensland transfer duty (stamp duty), legal fees, inspections, insurance and moving costs.
Allow a financial buffer. Consider interest rate changes, immediate repairs, maintenance and unexpected expenses.
Understand your borrowing conditions. Pre-approval is not unconditional finance approval, and individual properties may need to meet lender requirements.
My advice: Don't spend your entire budget on the purchase price. Leave enough room to manage the costs of owning the property.
Stage 2: Define Your Property Strategy
Knowing what you want helps you avoid wasting time and making emotional decisions.
Identify your priorities. Consider bedrooms, bathrooms, parking, land size, location and lifestyle requirements.
Choose suitable suburbs. Compare areas such as Buderim, Coolum, Mountain Creek, Palmview, Bli Bli and Maroochydore based on your needs.
Research comparable sales. Look at what similar properties have actually sold for, not just their advertised prices.
Understand your compromises. Decide what you can change, such as a kitchen, and what you cannot, such as a busy road or neighbouring development.
Consider future resale appeal. Think about the property's location, layout, land and likely appeal to future buyers.
Stage 3: Inspect Properties Thoroughly
A property can look fantastic online and still have issues that make it unsuitable.
Inspect the property in person. Assess natural light, noise, privacy, access, parking and the surrounding street.
Check flood and coastal hazards. Review relevant council mapping and investigate any identified risks.
Research zoning and planning controls. Confirm whether future renovations, extensions or intended uses are permitted.
Look beyond presentation. Check for visible drainage problems, roof concerns, retaining walls and signs of movement.
Investigate insurance early. Obtain a quote for the specific property and understand any exclusions or conditions.
For units and townhouses, review body corporate matters. Consider levies, financial records, planned works and by-laws.
Remember, a beautiful renovation doesn't necessarily mean a property is good value.
Stage 4: Make an Offer and Negotiate
Once you've identified a suitable property, the next step is to negotiate the best overall outcome.
Establish a price range. Base your offer on comparable sales, property condition and current competition.
Understand the seller's position. Timing, settlement preferences and other contract terms may influence negotiations.
Review the contract with your solicitor or conveyancer. Understand the conditions, obligations and deadlines before signing.
Consider appropriate contract conditions. Finance, building and pest provisions and other protections should suit your circumstances and be properly documented.
Confirm the deposit and settlement arrangements. Understand when payments are due and what happens if a deadline is missed.
In Queensland, contract conditions and cooling-off rights depend on the circumstances. Get legal advice before relying on any particular protection.
Stage 5: Complete Your Due Diligence
An accepted offer is not the end of the process. This is where careful checks matter.
Arrange a building and pest inspection. Use qualified professionals and review their findings carefully.
Investigate significant defects. Seek specialist advice where required, particularly for structural concerns, roofing, drainage or retaining walls.
Progress formal finance approval. Provide the lender with required documents and meet contractual finance deadlines.
Review relevant searches and certificates. Your solicitor or conveyancer can advise on title, easements, planning matters and other property-specific checks.
Address inspection findings. Where appropriate, negotiate repairs or other outcomes within the contract terms and deadlines.
Never assume an issue can be resolved later. Understand your options before contractual rights expire.
Stage 6: Prepare for Settlement
As settlement approaches, focus on the practical details.
Arrange building insurance. Confirm when cover should commence with your insurer and lender.
Organise funds. Ensure your deposit, balance of purchase funds and applicable costs are ready.
Complete your pre-settlement inspection. Check the property's condition and confirm agreed inclusions remain in place.
Arrange utilities and moving logistics. Plan electricity, internet, removalists and access.
Confirm settlement with your conveyancer. They will coordinate the legal and financial process and advise when settlement is complete.
Once settlement is confirmed, you can arrange to collect the keys and take possession in accordance with your contract.
